Moving to Tucson from Chicago

This is one of the most classic American retirement migrations, and it's still going strong: trade Chicago's January (average high ~31°F) for Tucson's (~67°F), and your property tax bill drops by half or more.

The money math

Metro home prices between the two aren't wildly different — Chicago's median sits in a similar band — but the property tax story is dramatic: Illinois effective rates run around 2%+ (Cook County among the nation's highest), while Pima County stays under 1%. On a $400K home that can mean $4,000+ a year back in your pocket. The income tax flips slightly in Arizona's favor too (Illinois 4.95% flat vs Arizona 2.5% flat).

Getting here

About 1,600 miles — two full driving days via I-55/I-44/I-40. Nonstops from ORD to Tucson run about 3½–4 hours (United and American offer them, some seasonally). Many Midwesterners do a scouting trip in February — the week Chicago is grayest, Tucson is at its best.

What Midwesterners actually say

The adjustment nobody expects is the sky — after a lifetime of overcast winters, the light takes weeks to process. The adjustment everyone expects is the summer, and it's real: this is the trade, winter for winter. Chicago winter is four months of cold you can't escape; Tucson summer is four months of heat you can schedule around. Most transplants say they'd make the trade again.

Where Chicagoans land

Retirees head to the north side (Oro Valley, SaddleBrooke, Green Valley) — many come through as snowbirds first. Working-age movers spread across Marana and the east side. See the snowbird guide if your plan starts with a winter rental.
