Investing in Tucson Real Estate

Tucson's investor case is arithmetic, not hype: a ~$370K median against ~$1,350 median rents, with three permanent tenant bases (university, Air Force, healthcare) and a winter furnished-rental market most landlords underuse.

The tenant bases

University of Arizona — students, grad students, faculty, and visiting scholars create permanent demand in central Tucson; houses near campus and along the streetcar stay leased. Davis-Monthan AFB — Rita Ranch and the southeast absorb military families on 2–4 year rotations; stable, housing-allowance-backed rent. Snowbirds — furnished winter rentals in the north and south command large seasonal premiums (see winter rentals), trading summer vacancy for winter rates long-term leases can't touch.

The numbers' shape

Roughly 36% of Tucson sales close in cash — you're competing with investors, not just homeowners, on the value end of the market. Appreciation runs modest (2–4% recently); this is a cash-flow market, not a speculation market, and that's precisely its durability. Older east-side and central stock often pencils best; newer Marana and Vail product pencils on lower maintenance instead.

Desert landlord risks to price in

Roof life under desert sun, A/C replacement cycles (budget them like clockwork), pool costs, floodplain adjacency near washes (insurance and disclosure), and HOA rental restrictions in the master-planned communities. None are deal-breakers; all are line items rookies miss.
